JOB DESCRIPTION

Duties & Responsibilities:

Assume overall responsibility for the delivery of maintenance services throughout the hospital ensuring the provision of a high standard of patient care.

Ensure the availability/recruitment of trained & qualified maintenance staff.

Facilitate the maintenance staff with instruction & protocols regarding continuous machine observations, identifying potential failures or performance deviations from machine standards.

Develop a utility system management plan that includes management of failure or interruption of the following, but not limited to, normal or emergency power, cases of no power in sockets at critical areas, failure at critical areas or elevators, water supply, reverse osmosis plant, air-conditioning fan coil unit, medical gas system, etc.

Establish a plan that ensures the availability of the following, but not limited to; technical drawings that show the distribution lines for all utilities and controlling procedures as required in case of emergency conditions.

Maintain statistical data as an indicator to evaluate the performance of various systems & suggest improvements or upgrade as required.

Develop a preventive maintenance plan that covers the following, but is not limited to; electrical system, elevators, refrigerators, air conditioning, medical gas system, medical suction, fire pumps, plumbing & communication systems.

Ensure that the emergency power covers critical areas in case of failure including, but not limited to, operating room, critical care units, alarm systems, fire pumps, blood storage areas, medical gas systems, refrigerators, elevators, escape routes, etc.

Conduct annual thermal inspection of circuit breakers for operating room, laboratories, critical care units, alarm systems, and blood storage areas.

Develop policies and procedures to ensure effective use of the medical gas system. Ensure outlets of medical gases in patient care areas are clearly marked with the type of gas and have different connections according to the gas type.

Direct instructions for proper maintenance of the medical gas system including the following tests, but not limited to, pressure, leaks, the functionality of valves, alarms, pressure gauge, and switches.

Ensure the functioning of the emergency power generator & appropriately document its maintenance results.

Facilitate the availability of standby oxygen and medical air cylinders enough for forty-eight hours of average consumption. The gas cylinders are regularly tested for gas type, amount, and any leaks.

Maintain appropriate documentation of all repairs/alterations/tests/filling logs or consumption.

Develop a documented system for handling the various types of compressed gasses including, but not limited to; storing them in a well-ventilated area, positioning them upright on the wall, separating any flammables from oxidizing gases & exhausts of the laboratory, scavenger, or central vacuum gases are extended to the roof.

Devise a periodic preventive maintenance plan for heating, ventilating, and air conditioning (HVAC) with appropriate documentation.

Ensure proper air flows (positive, negative, balanced) in the required locations such as operating room, labor, isolation areas, CCU, laboratories, trauma management areas, etc.

Establish a periodic preventive maintenance plan for the water system including, but not limited to; water availability at all times, incoming water supply is checked regularly for chemicals (once every six months) or bacteria (monthly) and results are monitored.

Analyze financial data and establish the budget for current and future equipment upgrades and replacements.

Oversee the efficient utilization and management of resources within the department to ensure the achievement of operational and budgetary targets.

Qualification & Experience Requirements:

Post-Secondary school, Bachelor’s Degree in Maintenance/Electrical/Mechanical Engineering or equivalent is preferred.

Minimum 5 years of experience in a hospital environment with an extensive background in healthcare-related operations.

Skills and Competencies:

Knowledge of regulations established by the Saudi Commission for Health Specialties related to healthcare practices.

Advanced knowledge of mechanical, electrical & heating systems specifically used in healthcare centers.

Ability to interpret mechanical drawings and electrical schemes.

Skills to use maintenance software and electronic management systems.

Comprehensive knowledge of quality assurance practices.

Experience in developing policies & procedures to ensure effective management.

Highly effective communication skills and ability to coordinate with other clinicians and executive staff.
